  • We liaise with your lender, your real estate agent and the agents, legal representatives and their clients on the other side of the transaction to draft Contracts for Sale, negotiate special clauses, and arrange and attend Exchange and Completion.
  • We recommend and arrange - as required - Building, Pest, Survey and Strata Inspection Reports and - if necessary - other specialist Engineering, Geotechnical and Hydrology Reports and valuations.
  • We make the necessary searches and enquires of government authorities and sellers to determine if there are any planning and zoning issues, restrictions on development or use ... and if the property is prone to bushfires, floods, tidal inundation, landslips or subsidence ... heritage listing, contamination, mining and exploration leases, conservation and tree preservation orders, or planned resumptions and works by water, sewage, road, rail, power or telecommunications authorities and providers.
  • We investigate whether the buildings on a property are illegally constructed or encroach over boundaries and easements by making enquiries and checking Building Certificates, Occupation Certificates, Survey Reports and Home Warranty Insurance policies.
